The Finance Lead will oversee the end-to-end financial operations of ODC’s commercial developments. This role combines rigorous financial modeling, lease underwriting, and project controllership to maximize portfolio yields and support aggressive market expansion.
Core Responsibilities
- Project Underwriting & Feasibility: Build and maintain detailed pro forma models to evaluate new commercial land acquisitions and development pipelines.
- Commercial Lease Financial Management: Underwrite and manage long-term lease economics for high-profile tenants (e.g., medical chains, sports facilities, EV infrastructure networks) to maximize gross rental yield and cash flow.
- Capital Structuring & Funding: Source, negotiate, and manage bank loans, construction financing, and credit facilities with leading local financial institutions.
- Project Controllership & Draw Management: Partner with development and project teams to audit project construction costs, manage contractor payouts, and oversee construction loan draws.
- Financial Planning & Analysis (FP&A): Lead annual budgeting, rolling cash flow forecasts, and operational financial packages for the managing director and principal stakeholders.
- Taxation & Compliance: Ensure total compliance with SEC, BIR, and local government unit (LGU) regulations concerning real estate transactions, capital gains, and leasing operations.
- Financial Reporting & Audits: Oversee monthly closing, analyze variances in operational costs, and serve as the main liaison for internal and external corporate financial auditors.
Key Qualifications
- Education: Bachelor’s degree in Finance, Accountancy, Business Administration, or a related field. An MBA or CPA license is highly preferred.
- Experience: 3 OR MORE years of progressive finance experience, with at least 3 years in a leadership role within a company focused on commercial properties or leasing portfolios.
- Technical Expertise: Advanced proficiency in Excel-based financial modeling (NPV, IRR, waterfall promote structures). Familiarity with real estate ERP systems (e.g., SAP, Yardi, or localized real estate project software) is an advantage.
- Industry Knowledge: Deep understanding of the local commercial real estate landscape, BIR tax rules for property leasing/sales, and standard land acquisition processes in the Philippines.
- Work Arrangement: Amenable to full-time work at the corporate office in Makati City.
